How Often Should Carpet Be Cleaned?
A frequently asked question is “how often should my carpet be cleaned?” There is no short answer to this question. It
will depend on many factors such as, traffic level and how much dirt is being tracked in from the outside. Each facility
will be different, but efforts should be made to clean carpet often. An entry area may need to be vacuumed more than
once a day and light extraction every night. In contrast, the third floor of an office building may only need to be
vacuumed a couple times a week.
The general rule is that if your carpet looks dirty, you’ve waited too long. Therefore, facilities should coordinate with
cleaning professionals to develop a carpet maintenance schedule that defines a program for preventive, interim and
restoration cleaning.
Components of a Carpet Maintenance Program
Properly maintaining carpet takes more effort than simply running a vacuum once in a while. There are three different
areas that should be incorporated into any carpet maintenance program.
The three areas are:
Preventive • Interim • Restorative
Preventive Maintenance
Soil particles have over 25 different cutting edges. When left in the carpet, these gritty, sharpened particles grind
against the fibers and wear out the carpet. Preventive Maintenance helps protect your carpet from damage caused
by soil and spills. Preventative maintenance consists of walk-off mats, vacuuming, and spot removal.
Walk-Off Mats
According to the International Sanitary Supply Association (ISSA-based in the USA), about 70% of carpet soil is
tracked in from outdoors by foot traffic. If soil is trapped at the door and prevented from reaching the carpet, interim
and restorative cleaning can be reduced. Walk-off mats are vital for this purpose.
Vacuuming
Up to 80% of all dry soil in carpet can be removed by thorough vacuuming.
Spot Removal
Anything spilled on a carpet must be cleaned up promptly.
The best procedure for cleaning a spot from carpeting is to first apply the proper chemical to the stain. Once the
chemical has been worked into the soiled area, it should be removed by rinsing the area with clean water. For best
results a carpet extractor or carpet spotting machine should be used to deliver and then recover rinse water. If the
chemical is not completely rinsed from the carpet, it may become a source of future re-soiling.
Interim Maintenance
Even with proper preventive maintenance, soil will begin to build up in carpeting. Often this
soil has characteristics that allow it to adhere to the carpet. Therefore, it can’t be removed by
dry methods. The method used to remove these types of soil from the surface of the carpet is
Interim Maintenance.
Light or Surface Extraction
Use either a self-contained or an automatic extractor for surface extraction. For best results, vacuum the area first
then pre-spray the carpet with a light misting of cleaning chemical. After the chemical has been given time to work,
the self-contained or automatic extractor, filled with clean hot water, is moved over the carpet at a fairly rapid pace.
Restorative Maintenance
Even when preventative and interim maintenance are performed properly, embedded grit and soil still reach the base
of the carpet fibers. The only effective method to remove soil from the base of carpet fibers is deep, hot water
extraction. This is considered restorative maintenance.
Deep Extraction
Hot water extraction is the best way to remove deep, embedded soil from carpet fibers and restore the carpet’s
appearance.
Hot water extraction is a simple process. A solution of hot water and chemical is injected deep into the carpet fibers.
The solution and the agitation of a floor wand or a rotating brush quickly work the soil loose. A vacuum system then
immediately removes the solution and soil, leaving the carpet clean and practically dry.
A wide variety of hot water extraction equipment is available, including automatic extractors, self-contained extractors
and canister-style extractors.
Salvage Maintenance
By properly maintaining carpet, salvage maintenance should not be needed. Salvage maintenance uses a
combination of rotary shampooing and hot water extraction. While this labor intensive method removes substantial
dirt from neglected carpet, carpets (especially cut pile) can be damaged by rotary shampooing. This is why some
carpet mills do not approve of this method of carpet cleaning.
Salvage maintenance starts by using rotary shampooing using approximately a 175-rpm floor machine equipped with
a shampoo brush and tank. Chemical is shower fed from the tank onto the carpet and brushed into the carpet. While
the carpet is still wet, the operator follows with hot water extraction to remove the soil and chemical from the carpet.
Designing a carpet maintenance program is not a difficult task. The best way to approach a successful carpet
maintenance program, is with a partner that can provide the tools and knowledge from experience, along with your
maintenance, focus and patience. The first step is to have a basic understanding of the three types of carpet
maintenance. The second step is identifying the different carpet cleaning applications in your facility. Then design
and train the cleaning staff on a full carpet maintenance program. Utilizing a carpet maintenance program will keep
your carpets looking great for years to come.
